We provide complimentary estimates for all our services, allowing you to make informed decisions about your home improvement projects without any initial cost.

We perform and recommend a full tear-off for reroofs. Removing all existing shingles lets us inspect the deck for rot or soft spots, replace damaged sheathing, and install the roofing system correctly—ice & water barrier at eaves/valleys, synthetic underlayment, new drip edge, starter/ridge caps, and properly integrated flashing. A tear-off also allows us to improve attic ventilation (intake/exhaust) to prevent heat and moisture buildup, helps meet current code and manufacturer specifications, and protects your manufacturer warranty eligibility. It avoids common overlay issues like added weight on the structure, trapped moisture, “telegraphing” of old shingle defects, and shorter service life. We include disposal of old materials, magnet nail sweeps, and photo documentation of decking repairs in our process.

We only consider a layover when local code allows it, the roof has one existing layer that’s flat, dry, and well-adhered, and there are no ventilation, flashing, or decking concerns. If you choose that route, we’ll review the tradeoffs—reduced lifespan, limited warranty options, and the risk that hidden decking problems go unaddressed—and get your written approval before proceeding.

We spell out exactly how valleys and penetrations are built on your proposal and diagram, then install them to code and manufacturer specs for full warranty coverage.

Valleys

  • Method (documented up front): We use either open metal W-valleys or closed-cut valleys per your roof system. (We do not use woven valleys on architectural shingles due to telegraphing and debris issues.)
  • Open metal W-valley: Ice & water shield first, then 24–26 ga. metal (galvanized, aluminum, or copper as specified), hemmed edges, correct lap lengths, and fasteners kept out of the flow line.
  • Closed-cut valley: Ice & water shield full length, shingle courses properly offset and cut, with manufacturer-required valley width exposed.
  • High-exposure areas: We may extend ice & water shield beyond code minimums or upgrade metal thickness.

Penetrations

  • Plumbing stacks: New premium pipe boots (long-life rubber or metal-collared), fastened and sealed; stack height adjusted to code.
  • B-vents/metal flues: Manufacturer storm collars and high-temp sealant; never buried under shingles.
  • Skylights: Manufacturer flashing kits (step/head/sill pieces) over ice & water shield—no site-made shortcuts.
  • Walls & sidewalls: New step flashing under every shingle course with counterflashing let into masonry reglets or properly integrated behind siding; kick-out flashing at the base to divert water.
  • Chimneys: Full re-flash—step + counterflashing set into mortar joints; add a cricket on wide chimneys to split water and snow load.

Materials & sealants

  • Metals and fasteners compatible with each other and with your shingle system to prevent galvanic corrosion.
  • Sealants used as a complement to proper metal laps—not as a substitute. All laps follow shingle-style water-shed logic.

Quality control & documentation

  • Every valley and penetration is photo-documented during install and at completion.
  • We verify code and manufacturer compliance for warranty eligibility and include these details in your close-out packet.

Bottom line: valleys and penetrations are your roof’s highest-risk areas—we overbuild them with the right materials, methods, and documentation so they stay dry for the long haul.

Most single-family tear-offs are completed in 1–3 working days. Duration depends on roof size/complexity, the number of layers, decking repairs, weather, and access.

Typical crew & schedule

  • Crew size: Usually 4–8 roofers led by an on-site foreman; we may scale to 10+ on larger or time-sensitive projects.
  • Day 1: Protection setup (landscaping/driveway), full tear-off of first sections, decking inspection/repairs, underlayment and flashings started, site cleanup before we leave.
  • Day 2–3: Finish underlayments/flashings, install shingles, ridge/vents, detail work (pipes, skylights), final cleanup and magnetic nail sweep.

What can extend the timeline

  • Multiple layers or heavy shingle weight
  • Hidden decking damage/rot requiring replacement
  • Complex details (steep pitches, many valleys, dormers, skylights, chimneys)
  • Weather holds or municipal inspection timing
  • Limited material staging or difficult access

Communication & work hours

  • You’ll get the crew arrival window and daily plan each morning, plus an end-of-day recap with photos.
  • Standard work hours are shared in advance; we follow HOA/city quiet-hour rules. If an extra day is needed, your roof is fully dried-in overnight.

Larger or special projects

  • Large homes, multi-family buildings, or specialty materials (cedar, metal, slate) often run 3–5+ days and may require staggered crews or phased areas.

Bottom line: we size the crew to your project, keep you updated daily, and won’t leave until the roof is watertight and the property is clean.

Brothers Roofing and Construction strives to schedule an on-site estimate within 48 hours of your request, ensuring a prompt response to your roofing needs.

We treat your home like a jobsite and a home. Before work begins, we walk the property with you to note vulnerable areas and create a written protection plan. We flag and cover landscaping, gardens, and decorations; wrap AC units and pool equipment; and notify adjacent neighbors if any access could affect them. We install catch-all nets or tarps, plus plywood shields over siding, doors, windows, and patios. Driveway protection (mats/plywood) goes under dumpsters, material loads, and delivery routes to prevent tire marks or cracks. Gutters are protected and cleared daily; satellites and low-voltage lines are identified and temporarily repositioned if needed. Inside, we offer attic dust covers where decking repairs are planned and ask you to secure fragile items from vibration.

During production, we stage materials to keep walkways clear, keep sections “dried-in” as weather changes, and pause if wind or lightning risk debris movement. Our crew performs rolling cleanup throughout the day, with magnetic nail sweeps each afternoon and a full perimeter sweep at completion. Any special concerns (pets, irrigation schedules, access times, gate/garage codes) are built into the plan. We photo-document protection set-up, any pre-existing conditions, and final cleanup. If an inspector or you flag anything, we address it promptly—and if something within our control is damaged, we repair or replace it at our expense. You’ll receive a short punch-list report and photos at the end so you know the property was left clean and protected.

Safety and a watertight home come first. We only remove what we can dry-in the same day, and we don’t start a tear-off if the forecast shows a meaningful risk window. Our office and crew leads monitor live radar and hourly forecasts throughout the day; if weather shifts, we adjust the plan immediately.

How we stay dry and safe

  • As soon as decking is exposed, we install self-adhered ice & water barrier at eaves/valleys/penetrations and then synthetic underlayment—no open wood left to the elements.
  • We stage tarps, catch-alls, and sandbags on site before demo so coverage is instant if a pop-up shower appears. Open areas get double protection (underlayment + tarp) if clouds build.
  • We set wind, lightning, and daylight cutoffs. If sustained winds or lightning enter the area—or we can’t finish a section with proper flashing/light—work pauses and everything is secured and tarped.
  • In cold or hot extremes, we follow manufacturer installation temperatures for adhesives/sealants and switch to cold-weather nails/caulk or high-temp practices as required.

If a storm pops up

  • Crew secures tools/materials, covers all exposed areas, and checks vulnerable spots (chimneys, skylights, wall junctions) first.
  • We perform downspout/gutter checks to keep water moving away from the house.
  • If any water intrusion is suspected, we notify you immediately, stop the source, and handle basic mitigation (wet-vac, plastic, dehumidifiers). We document and remedy anything within our scope at no added cost.

Scheduling & communication

  • You’ll get a morning go/no-go update on questionable weather days and real-time texts/calls if we need to pause or reschedule.
  • If a delay pushes work into another day, the roof is left fully dried-in and secured overnight, with perimeter cleanup before we leave.

What we won’t do

  • We won’t leave exposed decking, partially flashed valleys, or loose materials on the roof with weather approaching.
  • We won’t compromise manufacturer specs just to “push through” a storm window.

Bottom line: we plan for weather before we start, monitor continuously, and keep your home watertight—pausing or rescheduling when conditions don’t meet our safety and quality standards.

Our expertise extends beyond roofing. As general contractors, we offer a comprehensive range of services including siding installation and repair, window and door replacement, porch and patio construction, deck building, and chimney repair.

We install a layered system of underlayments designed to match code, climate, and manufacturer requirements:

  • Synthetic underlayment: This covers the main roof field. It provides a strong, tear-resistant, and water-shedding base that’s safer to walk on and won’t wrinkle or absorb moisture like traditional felt.
  • Ice & water shield (peel-and-stick barrier): Installed along eaves (for ice dam protection), valleys (where water concentrates), and around all penetrations such as chimneys, skylights, and vents. We also use it on low-slope areas where shingles alone aren’t enough to prevent leaks.
  • Special conditions: In high-exposure zones (steep slopes facing prevailing wind, dead valleys, or transition areas), we may extend ice & water shield beyond code minimums for added protection.

All underlayments are installed to meet or exceed local building code and manufacturer guidelines, ensuring full warranty coverage and long-term leak protection. We document the installation with photos so you can see how each layer was applied before shingles are installed.

We handle the entire permitting and inspection process for you. Our team applies for the required city or township permits, coordinates any plan reviews, and posts the permit onsite before work begins. We schedule all inspections (pre-construction, in-progress, and final) directly with the municipality and meet the inspector as needed. All standard permit and inspection fees are included in your estimate unless unusual site conditions or design changes trigger additional fees—if that happens, we’ll discuss and approve them with you first. We’ll also advise you on any homeowner responsibilities (e.g., HOA approvals, property access on inspection days) and keep you updated on timelines. If an inspector requests a correction, we address it promptly at no added cost for items within our scope, and we’ll confirm final approval in writing for your records.

You’ll have a clear point of contact and a steady rhythm of updates from start to finish.

Who’s on site

  • Project Lead/Foreman: Runs the crew, handles quality, safety, and day-to-day decisions. You’ll get their name and mobile number before work begins.
  • Crew Members: Licensed/insured installers assigned to your project; everyone follows our site rules (fall protection, housekeeping, language/professional conduct).
  • Project Manager (offsite): Monitors schedule, materials, inspections, and change orders; steps in for escalations.

Communication plan

  • Kickoff text/email (prior day): Crew arrival window, parking/equipment notes, and any homeowner prep (moving cars, pets, gates, alarms).
  • Daily morning check-in (on site or text): What we’re doing today, areas impacted, expected noise/vibration, and weather notes.
  • Midday update (as needed): Progress snapshot and any decisions we need from you.
  • End-of-day recap: What was completed, photos of key milestones/repairs, tomorrow’s plan, and any inspections scheduled.
  • Weekly summary (multi-day jobs): Timeline vs. plan, budget/changes, open items.

How to reach us

Expectations & access

  • Standard work hours and quiet-time limits will be shared up front; tell us about HOA or city restrictions.

Documentation

  • We keep a photo log of hidden conditions (decking, flashing, ventilation), inspection tags, and corrections. Any change orders are documented in writing for your approval before we proceed.

Bottom line: a named foreman on site, proactive daily updates, fast responses when you reach out, and clear documentation every step of the way.

In almost all cases, we replace flashing during a reroof to ensure a watertight system and preserve manufacturer warranty coverage.

  • Step & counterflashing (sidewalls): New step flashing under each shingle course; new counterflashing let into a masonry reglet or behind siding—not face-caulked.
  • Headwall/apron flashing (where roof meets wall): New continuous apron with properly lapped underlayment.
  • Chimney flashing system: New step + counterflashing set into mortar joints; we add a cricket on wide chimneys to divert water.
  • Valley metal (if specified): Open W-valley or closed-cut per your system; metals matched to shingle manufacturer guidance.
  • Drip edge & gutter apron: New metal at eaves and rakes for edge protection and clean water shed.
  • Kick-out (diverter) flashing: Installed at the base of sidewalls to prevent wall rot—often missing on older roofs.
  • Skylight flashing kits & pipe boots: New manufacturer kits/boots; never reusing brittle rubber.

Materials & methods

  • We use manufacturer-approved metals (aluminum, galvanized, or copper as specified) and compatible fasteners/sealants to avoid corrosion or warranty conflicts. Flashing is integrated under the shingles and over the water-resistive layers in the correct shingle-style laps. Sealant is used only as a complement—never as a substitute—for proper metal detailing. Where visible, we color-match exposed metals when practical.

When reuse is considered (rare)

  • Only if the existing flashing is truly new, undamaged, code-compliant, and fully compatible with the new roof system (including warranty). If reuse makes sense—e.g., recently replaced copper at a historic chimney—we’ll review the tradeoffs, get your approval in writing, and document the condition with photos.

Documentation & quality control

  • Flashing locations and types are shown on your proposal diagram.
  • We photo-document hidden areas during install and at completion so you can see every critical detail.
  • Any inspector comments or punch-list items are corrected promptly at no added cost for items within our scope.

Bottom line: new, properly integrated flashing is the backbone of a leak-free roof. We replace it as standard practice and only reuse in exceptional, documented cases.
