We perform and recommend a full tear-off for reroofs. Removing all existing shingles lets us inspect the deck for rot or soft spots, replace damaged sheathing, and install the roofing system correctly—ice & water barrier at eaves/valleys, synthetic underlayment, new drip edge, starter/ridge caps, and properly integrated flashing. A tear-off also allows us to improve attic ventilation (intake/exhaust) to prevent heat and moisture buildup, helps meet current code and manufacturer specifications, and protects your manufacturer warranty eligibility. It avoids common overlay issues like added weight on the structure, trapped moisture, “telegraphing” of old shingle defects, and shorter service life. We include disposal of old materials, magnet nail sweeps, and photo documentation of decking repairs in our process.
We only consider a layover when local code allows it, the roof has one existing layer that’s flat, dry, and well-adhered, and there are no ventilation, flashing, or decking concerns. If you choose that route, we’ll review the tradeoffs—reduced lifespan, limited warranty options, and the risk that hidden decking problems go unaddressed—and get your written approval before proceeding.
